All roads currently lead to Dwarka L Zone, in south west Delhi. As per the DDA - Delhi Development Authority, this is the biggest zone of Delhi with approximately 22,840 hectares. At least half of this land can be urbanised and is proposed to come under land pooling policy of DDA. Builders have rushed in with pre-launches. But the worrisome bit is that the Government is yet to notify the zone.

The road of Delhi Awas Yojna leading to L- Zone is now a busy stretch with real estate agents and property hawkers lining up the streets trying to sale as many projects possible.

DDA’s land pooling policy (LLP) is still work in progress. The Revanta Heights authorities are awaiting final orders from the Delhi government declaring 95 villages as development area and 89 of them as urban villages.

The scary bit of it all – gullible home buyers are parting with their hard earned money on pre-launches, which are absolutely illegal. This prompted DDA to issue public notices warning the public about such purchases. DDA has issued these legal notices quite a few times warning public against registered as well as unregistered societies floating good-looking schemes for booking of plots as well as flats claiming that the land for the purpose is with them under the land pooling policy.

About Dwarka L Zone Smart City

What is Dwarka L Zone Smart City? The Landscape of New Delhi is about to change in 2015 – the DDA has declared that work has already started towards making of three Smart Cities – Dwarka, Rohini along with Narela in Delhi’s periphery – for the creation of round about 21 Lakh new flats across a variety of group-housing societies.

The making of a smart city in Delhi is large news for the real-estate sector of the national capital New Delhi, particularly the South-west Delhi, which is expected to get the biggest share – approximately 14-16 lakh flats out of the above number. Officially called as the Dwarka L Zone in Delhi (or just L Zone) in the Delhi Development Authority (DDA’s) master plan – this piece of real estate is an undeveloped stretch lying at a strategic position between Dwarka with Gurgaon, so it is also known as Dwarka L Zone or Dwarka Smart City.

Under this development plan, the appropriate authority has divided Delhi into about 15 Zones – but the L Zone is the largest, and is roughly completely undeveloped – Najafgarh is the only survey town in the whole Zone, so it is the most lucrative (commercially) real-estate also.

It would be particularly lucrative since it getting developed as a wonderful smart city. A comparatively new concept in India, it means that the Dwarka Smart City would be constructed as a latest technology driven space with world-class facilities counting Hospitals, Schools, Commercial complexes, green spaces along with energy-efficient structures getting uninterrupted power, water as well as Wi-Fi connectivity.
