You definitely would have done a lot of research into the property details and the location before deciding to buy the flat.  Are you sure you have checked all the documents and certifications required for the purchase of flats in ITPL Bangalore? Occupancy Certificate

This certificate is offered by the Bruhat Bangalore Mahanagara Palike (BBMP). It is mandatory that all residential buildings have an authentic Occupancy Certificate from this authority. You should know that this certificate is mandatory for all buildings having more than 5 residential units. The builder or the owner should apply for this certificate and provide the necessary documentation. The authorization department will generally issue the certificate in a month’s time. Sometimes, if all the houses in the building are not sold, the builder may not have applied for the certificate. You should cross check and ask him to get the Occupancy certificate before you move into the building.  

Title Deed

If you are purchasing an apartment, then you should definitely cross check the title deed. This document will explain the details of the previous owners of the property. When you verify the document, you will know that the sale has taken place in a legal manner.

Encumbrance Certificate

This certificate will give you a detailed analysis of the loans and other financial details regarding the property. It is important to obtain the latest encumbrance certificate (EC) from the authority. These days you can apply for the EC online, which will save you lot of time and effort.

Sale Deed

This document will explain in detail about the purchasers and sellers of the property. The deed will also have the property value details.

Khata

You should also check the khata (patta) for the land and the building. This certificate is offered by the local governing bodies. This certificate will come useful when you’re applying for water connection or other amenities provided by the government.

BBMP/BDA Approval

The building should be approved by the local authority, BBMP/BDA depending on the location of the building. Make sure that the building plan and the construction for the ready to occupy flats in Whitefield Bangalore have been fully approved, so you will not have any legal problems in future.
