You should know that this certificate is mandatory for all buildings having more than 5 residential units. The builder or the owner should apply for this certificate and provide the necessary documentation. The authorization department will generally issue the certificate in a month’s time. Sometimes, if all the houses in the building are not sold, the builder may not have applied for the certificate. You should cross check and ask him to get the Occupancy certificate before you move into the building.

If you are purchasing an apartment, then you should definitely cross check the title deed. This document will explain the details of the previous owners of the property. When you verify the document, you will know that the sale has taken place in a legal manner.
