Why are Many People Shifting to Bangalore Outskirts

A report from JLL India states that, “Currently, the most promising residential micro-markets are Outer Ring Road (ORR), Sarjapur Road, Whitefield and North Bangalore”. If you take a look at the realty trends over the last decade, you will see that there has been a slow but gradual shift from the city to the outskirts of Bangalore. It is a well-known fact that Bangalore is a luxury destination, with its property values catering to the rich and famous. So, when many people wanted to invest in property, they began to look at the apartments in Whitefield Bangalore.

There are many reasons for the shift from the city interiors to the outskirts. The first reason is availability of land. As the number of people in the city increased, the supply of land didn’t meet the demand for the property. In other words, there was not enough land to cater to the needs of the investors. So, many people started looking on the outskirts of the city for property development.

Plus, with increasing demand for land, the property values inside the city began to sky rocket. These increasing rates made it difficult for the average salaried person to purchase a plot or an apartment in the city. So, they decided that it would be more affordable to check out the flats for sale in Sarjapur road.  The middle class salaried persons were able to find apartments and flats that fit their budget.

The development of infrastructure and support facilities in the Bangalore outskirts is another major reason for the shift. As the availability of amenities began to increase, many people decided to buy apartments in Whitefield Bangalore. The investors were happy as they could get the infrastructure, facilities and better returns by investing a margin of the amount that they would have invested inside the city.   

The most important reason for the shift to the outskirts is the growth of the IT hub in the outskirts. As more and more companies started setting up their bases in Whitefield, Sarjapur and other outskirt areas of Bangalore, people began to shift to be closer to the work place. Many employees of these companies work on erratic shifts, so commuting to and back from the city everyday will not only be expensive, but also unsafe. Keeping all these points in mind, many people are looking for flats for sale in Sarjapur road.  

Property values, availability of land, infrastructure development, availability of support facilities, safety and connectivity are the main reasons for which many people are moving to Bangalore outskirts.
