A brief overview of Master Plan Delhi 2021

Delhi, the capital of India has been the center of administrative and political activities since ancient times to modern era due to its political and strategic importance. Post-independence, the role and importance of the national capital become more prominent and it became a favorite destination of people migrating to the city in search of jobs and professional accomplishments.

This rapid influx of people from all across the country and even overseas led to the need of Master Plan Delhi 2021 (MPD 2021) when the population of the national capital has reached to the staggering proportion of more than 10 million  with no more place to live and land to develop.         

With an aim to cater to the growing need of housing units, the DDA (Delhi Development Authority), the agency responsible for urban development of Delhi, reformulated its land acquisition policy and come up with Master Plan Delhi 2021 issuing master plan Delhi notification S.O 2687, 5th 2013.

Under this notification, private players have been invited to develop five sub cities in the capital. In new policy private builders are allowed to acquire land directly from farmers and construct residential complexes. Further, under Master Plan 2021, five new sub cities at the outskirts of Delhi capable of holding the accumulated population of Noida and Greater Noida will be constructed.          

Under master plan 2021 map, National Capital of Delhi has been segregated into 15 planning zones as ‘A’ to ‘P’. The biggest vision that MPD 2021 tries to achieve is to create an estimated 24 lakh residential units for 23 million people by 2021.    These houses are to be made to sustain the additional pressure of population on Delhi that will be more than 2.3 crore by 2021.              

However, among the designated zones under MPD 2021, the most important zones are including Zone L, Zone PII and Zone KI. Zone L is consisted of around 46 villages by Najafgarh in West Delhi is being considered as the most important place for residential plot and activities under the plan. Located along the National Highway 10 and close to millennium city Gurgaon, Dwarka and IGI airport, it can provide home to as much as 15 lakh people in coming years.

In Zone J lie the farmhouses of Mehrauli and Chattarpur and around 30 villages under its ambit.  Zone PII runs along the GT Karnal Road in North Delhi including villages of Burari and Sant Nagar and deemed to be as next commercial hub of Delhi. International sophisticated exhibition centers are slated to be developed at PII zone and other commercial centers will be set at PII Zone.

Another two important zones under MPD2021 extend in Northwest Delhi and areas beyond Delhi. Zone KI at the same time is positioned south of National Highway 10 close to Dwarka sub-city.
