A Friend Of Mine Took An Unnecessary Risk

The other day I was helping a friend move into her new home.

She had spent a huge amount of time trying to find the perfect place, one that would suit her needs and her daughter's.

She had never bought a hme before, so all of our friends were rather excited for her.

Im not sure how aware people are of the housing situation here in Australi, but the house prices are getting rather steep!

This means that buying any home is an absolutely massive decision, its an asset that should be with you for a very long time.

I casually asked her which building inspector she had used to get thebplace signed of and given the all clear before she decided to finalise the contract and buy the place.

She seemed genuinely perpelexed at the question, and told me that she hadnt thought to have a building inspection done on the new house at all.

I was rather surprised, as I would have thought that someone that was helping her buy the home, whether it was a mortgage broker, real estate agent or a conveyancer, would have recommended that she pay just a little bit of money to make sure that the home is not about to fall over at the first sign of distress.

However, this simply was not the case at all!

I had another friend who is a building inspector, you can see a little more about him at his website, the company is called Prescan Property Inspections, and he also couldnt believe that this entire string of other professionals had not even thought to recommend a basic inspection for the home. 

I was always under the impression, as was he, that every body either knew that they should get a building inspection before commiting to buy, or that someone within the transactional process at least would say soemthing along the way.

Is this the same in other countries?
