You also need to remember that the cost will be affected by the type of agreement the property   will be sold under. In a sole agreement, your estate agent will be the only one selling your home at an agreed upon time frame. The commission will be generally lower. In joint agency agreements, two agencies will be contracted to sell your property in which commissions will be awarded to the successful agent.

A good estate agent will usually have prospective buyers. Expect a lot of viewings, and as such, always keep your home clean and tidy.
