Dwarka Expressway in Gurgaon is Booming

The Dwarka Expressway, also known as the Northern Peripheral Road, is quickly becoming the latest real estate hotspot. This project was an initiative based on the Government of India's future plan called the Gurgaon-Manesar master plan 2031.In this plan, the government intends to build a self-contained model master city with world-class infrastructure to improve the quality of life in India. The world-class infrastructure would include excellent road connectivity, residential and commercial development along this corridor, public amenities such as hospitals and schools, as well as educational and recreational development. From an infrastructure and real estate standpoint, this road is now regarded as an important landmark in the city's development. It is also an important part of the Mumbai-Delhi industrial link road.

The road layout incorporates integrated infrastructure for water supply, sewage, and storm water lines. Dwarka Expressway's land holding pattern is not fragmented as it is in other parts of the city. There are numerous large parcels of land available for development into gated communities. In fact, look at the projects coming up along what will undoubtedly be the residential high street of Dwarka Expressway, beginning with the residential apartments and luxurious Villas at Diplomatic Greens Prive, a Puri Constructions project, and continuing with Palm Gardens, Regal Gardens, Corona Gracieux Sector 76 Gurgaon, DLF the Primus, and BPTP Amstoria- all premium projects line up along the newly developing 150 metre wide concrete road. Less disjointed land parcels result in longer stretches of clear driving without people attempting to get on and off the street to visit small shops and project gates.

The neighborhood is already a place to work, and new developments are on the way that will bring new shops, offices, and other social infrastructure. Dwarka Expressway New Projects are being developed - it will be a 5 - 10 minute drive to hotels, restaurants, banks, ATMs, shopping malls, and amusement parks, all of which Gurgaon has never seen before.

Because it is one of the most sought-after properties in Gurgaon, property prices are expected to rise by 10% to 15% per year. The reasons for this are a developed social and physical infrastructure, excellent connectivity to various business and residential developments, and access to top developments.

Because this road is a part of the Mumbai-Delhi industrial link corridor, the community welcomes residents who commute to all of the industrial suburbs in the area. Given the growth in this area since the project began, we can anticipate that it will quadruple after the project is completed. Investors are flocking to this area in search of the right developer and property that will provide them with a quick return on investment. This investor mentality works to the advantage of renters who come to this area to try their luck in various neighborhoods to see which one suits those best. Rental property along the Dwarka Expressway is skyrocketing in price as a few projects near completion.

For the time being, this micro-market is experiencing spurts of development, and with the developers making constant announcements about completing this project in less than three years, we can anticipate a market boom before that. As public transportation connectivity, malls, theatres, hospitals, schools, and other educational institutions see exponential growth in this area, they are already planning to book a space for themselves. We can easily see why the prices for sale and rental properties along the Dwarka Expressway would skyrocket if everything was available in one location. This massive initiative to build an expressway along the NCR region is now a test project, and if it is successful, we can expect more master-city projects along the nation's capital.
