What to Know About a BHK Bungalow

When you see a 3 BHK bungalow Kolkata or a 4 BHK bungalow Kolkata, it is referring to how many bedrooms there are plus it is telling you it has a hallway and kitchen.  It is telling a potential buyer the number of rooms in the bungalow.  Even if there are one or two bathrooms, the seller may not mention that in their advertisement but will always mention the number of bedrooms.

The abbreviation is also used to refer to the configuration of flats, homes, villas, bungalows, and builder floor properties.  If BHK is mentioned when someone is selling a piece of land, the number in front of it tells how many bedrooms you can build on that property.  For example, a 3 BHK bungalow in Kolkata means that the property is large enough so you can build a bungalow there with three bedrooms.

Choosing the right BHK unit

When looking for a BHK, there are some things to take into consideration.

  • Apartment size—the sizes do vary in some situations. For example, you may find a 4 BHK bungalow in Kolkata that is as roomy as one that is 5 BHK. What this means is that one realtor could offer a 4 BHK with 2,000 square feet while another might offer a 5 BHK with the same or similar size.  You would have to decide if you want larger rooms, or an extra room but the rooms are smaller.
  • Figure out a budget—prices can vary and many times, the ones most expensive are based on the location.
  • How close to basic needs—you want to list the basic needs, such as the grocery store, schools, work, pharmacies, shopping, etc. before you start looking at bungalows.

Buy or rent

If you decide to buy and then you outgrow it, then you have to sell it before you can move.  If you are renting and need to move, you will just need to wait for the end of the lease before moving.  It is much easier to move if necessary if you rent but if you want to build up home equity, then buying would be the way to go.

One thing to remember when renting is that there are restrictions on what you can and cannot do.  You may not be able to repaint or have a pet.  There may be a limit on the number of nights visitors can stay over, etc.  If you are considering renting, be sure to read the lease carefully because if you violate it, you could be evicted.

If you decide to buy, it can be a good investment.  It is a one-story home and many homes today are two stories with a basement, which equals a lot of stairs.  There is a high demand for these types of homes so if you should sell, you should get a good return on your investment.

A 3 or 4 BHK can be a good investment if you decide to purchase but do your research first to find the right one for you.
