Significance of Residential Land Surveying Services

Land surveying is the analysis of the particular piece of land and its surroundings with the help of specialized equipment, technology, and mathematics. Land surveyors work on and off the field. They use top of the line technology like high-order GPS, advanced theodolites (Robotic Total Stations) and aerial and terrestrial scanners to map out an area. They take photos as evidence and use sophisticated software to draft construction plans and map the onsite measurements.

Residential land surveys play an important role in land development. It starts with planning and designing of the land development to even the placement of utilities and landscaping. They are the first to evaluate any construction site. Architects use these measurements to make the most out of any landscape while designing their creations. Similarly, engineers use them to plan the structure keeping safety and accuracy in mind.

It is important to mark the boundaries on the ground so that they are clearly visible to the observers standing on and near the property. Many properties have issues like improper bounding, past survey miscalculations, titles and wildlife crossings. Plus, some properties are created through the division of a large piece of land and with each division, the risk of miscalculation increases. It may result in adjacent properties which have gaps or are overlaid with each other.

The significance of land surveying services can be understood if one understands its applications and usefulness. The following illustrate some of it.

  • It verifies the legal description for the property and describes the property that you think you are buying.
  • It determines the improvements like buildings, driveways, fences, etc. which are located on your property. It also ensures they should not be encroached upon by another property or vice-versa.
  • Surveys help in marking the boundaries on the ground so that it is clear for observers.
  • The Land survey provides a baseline of record of the location with existing improvements to inform future decisions whether a future survey is needed or not.
  • It helps in discovering trails and other traces of the use of and on the property by a third party. This may suggest that the property has been implied with an easement on a portion or might claim a portion of the property through reason of adverse possession.

Surveyors often have to solve the issue like a puzzle in which the pieces do not fit with each other. In such a scenario, the solution is derived through the interpretation and research of the surveyor. Land surveying is a continuous procedure which involves error correction and update.

A professional land survey provides a vital support to construction projects. It is the first and vital step to ensure that the project is completed on time, within the allocated budget, and is free from errors.
