You may tell your realtor that, indeed, a few of the homes are on your shortlist because of their large lawns, outdoor kitchens, or luxurious interiors.

But when you think about it, you have so many wants in a home that you don’t really need. Your wants will also likely contribute to increased costs on your home purchase, yet another reason to take a second look at your list of priorities.

Large Lawn

Of course, even your trusted Realtor in Chandler will agree with your decision to purchase a home with a large lawn. You and your family will have a large outdoor area for entertainment, relaxation and curb appeal. Your kids, if any, will also appreciate a large lawn for playtime.

But the effective maintenance of a large green lawn requires plenty of time, energy and money. Your upkeep expenses will increase, which can eat into your amortization budget. You should also consider that the larger the land area, the higher the property price will be.

Interior Fireplace

The appeal of an interior fireplace is understandable in areas with fall and winter seasons. But keep this is mind: The heat generated by logs burning on a fireplace is largely wasted. More than 80 percent of the heat dissipates up the chimney instead of warming the room.

Plus, a fireplace requires high maintenance costs. You have to hire a professional cleaner to maintain its cleanliness and safety. Otherwise, you have an air pollution source and safety hazard in your home.

Formal Dining Rooms

Many Real Estate companies in West Jordan have listings of homes with formal dining rooms. You may be more interested in these homes because formal dining rooms are elegant, stylish and beautiful. But you have to think twice about it.

Unless you will entertain guests on a weekly or monthly basis, you have little need for a formal dining room. You and your family will not be inclined to use it because it’s just too much trouble to set it up and clean it afterwards. You will also not feel comfortable in it, especially for casual daily meals with your family and friends.

You’re better off looking for more practical amenities. These can include a larger closet space, or a better bedroom suite, or more modern kitchen and laundry appliances.

Other things that you can skip on are a home theater room, a library, and a sunroom, even an outdoor kitchen. These things will add to the purchase cost and maintenance expenses of your new home, which you may not be able to afford on your salary. You can splurge on these things in your second home, when you have the budget for them.
