Electrical Installation Condition Report ? Everything You Need to Know

Posted by Trade Facilities Services on June 15th, 2017

Like it or not, electrical installations deteriorate over time and with use. As they do, these crucial systems may cease to function properly or may not even function at all. Deterioration may also pose serious threats to the safety of people and property due to electrical fire risks. Obtaining electrical installation condition report inspections on a set schedule, however, can provide necessary peace of mind whilst also alerting property owners to potential trouble spots they should address to prevent risk to people and property.  These routine inspections are strongly recommended and in some cases, they may be required on a routine basis.

An electrical installation condition report is a document issued after a qualified person, generally a licensed electrician, inspects a building’s electrical system and its components in depth. Inspections are likely to include such things as:

•    Checking all equipment and electrical circuits for potentially hazardous overloads;
•    Looking for any potential fire hazards or electrical shock risks associated with the current installation;
•    Inspecting the installation for any electrical work that may be shoddy or defective;
•    Providing insights on lacking earthing or bonding that may be of concern;
•    Testing fixed equipment and wiring for safety.

After an inspection is completed, an electrical installation condition report will be issued. This report will highlight any potential areas of concern along with actions recommended to address them.  Following the guidance offered can safeguard people and property from electrical shocks and electrical fire related hazards. If serious damage or major hazards are noted, property owners may need to address the concerns immediately to meet regulatory or insurance requirements.

In general, it is recommended that such inspections take place every three to five years. Different intervals may be required depending on the property type. It is also possible for estate agents or insurance companies to request such inspections at shorter intervals. For example, any time a property will be leased to a new tenant, it can be important to obtain such an inspection report. Ordering an inspection is also always advised before purchasing a property that has been previously used.

Electrical condition inspection reports are more than just another hoop property owners must jump through to meet safety or insurance requirements. Since electrical systems are not generally visible, problems that arise with them may go undetected, hidden behind walls and within conduit, until it is too late. Routine inspections can enable property owners to uncover small problems before they become big ones. In addition, they can pave the way for a safer, more reliable electrical system. This can protect people and a property owner’s investment at the same time. To find out more about electrical installation condition reports and whether a particular property needs one, consult with a licensed electrician.
