Real Estate....Cheaper than Ever

In order to determine how a real estate commission will or will not affect the sale of the property, one needs to think about the commission the buyer will be paying as it will be having two completely independent parts. Part one is the commission that one’s listing agent will earn and part two is the commission the cooperating buyer’s agent will earn. It is this cooperative nature between all real estate companies that make this system such a powerful marketing tool and the reason one needs it to achieve the highest possible sale price for his or her home. Commissions can be either a percentage charged based on the sale price of a property, or a flat fee.

If one is choosing to sell with a Flat Fee Full Service Program, then the following is an explanation of how real estate fees are offered and paid by real estate brokerages. If, on the other hand, one is choosing to sell by using one of the Owner Participation Packages and decides to compensate buyers’ agents, the same basic logic applies, however, one will have to pay the buyer’s agent commission themselves, typically through the lawyer rather than through the brokerage firms as the listing brokerage agents. Flat fee, discount, or reduced fee are things that real estate companies have been offering to homeowners in Canada for decades, yet the public still hesitates to wholeheartedly embrace the concept. The main reason that there still exists a certain degree of scepticism about discount real estate brokers, Surrey and companies is that for over fifty years the real estate industry as a whole has done a remarkable job in keeping the public relatively unknowledgeable about how commissions work within the Multiple Listing Service (MLS). The industry relies on the public’s general lack of knowledge in order to maintain real estate fees as high as possible. Fortunately, people are starting to realize that it should not cost a small fortune to sell their home and that alternative real estate models do exist that can get the job done for a lot less money. Additionally, the Competition Bureau of Canada is demanding, and getting, the real estate industry to make certain changes to their rules and regulations that allow for and foster more competition. Discount real estate Canada is thus more easily available.

When one is looking for a home for themselves, it is important to know how previous successful homebuyers have purchased their homes for thousands of dollars below a seller's asking price. Skills like negotiation are handy, but the fundamentals are often overlooked. Thus, it is the use of these strategies which will help one buy the best and cheapest estates.
