Lely Resort Condominiums under USD 300,000

Florida homebuyers looking for a community that offers an active lifestyle with a vibrant social calendar, should consider Lely Resort in Naples. Lely Resort has won the prestigious “Community of the Year” award for several years running. With its beautifully landscaped boulevards, three golf courses and the sprawling Players Club this community offers every amenity. Tennis players will find 13 Har-Tru courts, a tennis clubhouse and a very active tennis community. Over 10 miles of walking/biking paths, two resort-style pools, a Junior Olympic pool and a professional-grade gym with a full class schedule and personal training available, make an active lifestyle fun. The Players Club also offers a fabulous restaurant with full-service bar, terrace and fireside dining as well as a full-service wellness spa.

Lely Resort condominiums offer maintenance-free living as exterior upkeep is handled by the condo association. There are eighteen different condominium neighborhoods in Lely. Buyers with a budget under USD 300,000 can check out eleven different condo subdivisions and there are also several Lely Resort houses in this price tier. There are about 50 condos for sale in Lely Resort that are priced under USD 300,000.

Twelve Oaks and Coral Falls offer the smallest and least expensive condos. The living area for these units is about 1,000 SF and pricing currently starts just under USD 200,000. Buyers looking for 1,200 to 1,600 SF living area and up to 3 bedrooms can research Aquamarine, Peridot and Ruby at Sunstone, Flamingo Fairways, Greenlinks, and Verandas. Sunstone and Verandas condos were built in the 1990s and are located towards the main Lely Resort entrance off US41. Most Flamingo Fairways condos have pretty views of the golf course. Greenlinks is a subdivision in Lely Resort that may be interesting to investors as these are the only Lely Resort condos that can be rented out daily. There is also an on-site rental agency that handles the rentals.

Larger condos are available in Ascot, Mystic Greens and OLE. Living areas in these neighborhoods and in the under USD 300,000 price segment range from just over 1,600 SF to about 2,100 SF. Ascot condos were built around 2003 to 2005 and about half of the units offer beautiful golf course and lake views. The other half has garden views. Mystic Greens condos were built in the late 1990s and many of the units overlook a scenic Flamingo Island fairway and lakes.

OLE is a unique subdivision in Lely Resort, featuring a village center with resort-style amenities: Residents enjoy a movie theater, lagoon-style pool, tiki huts, a gym and a friendly bistro offering a full- service bar and casual fare. OLE condos are townhouses with two or three stories in a colorful Mediterranean style. The units were built between 2007 and 2016 and feature truly maintenance-free living. The association takes care of all exterior items and impact windows make these condos “Lock & Leave”.

For buyers concerned about monthly costs, Coral Falls and Twelve Oaks are the best choices. Both condos have total annual fees and taxes around USD 6,000. Condos at Mystic Greens, Verandas, Peridot and Ruby at Sunstone don’t require the membership at the Players Club. They have annual fees and taxes between USD 8,000 and USD 9,000. Ascot and Aquamarine require the club membership which brings their annual cost to around USD 11,000. OLE condos typically come in between USD 9,000 and USD 10,000 for annual condo fees and taxes. OLE residents do not have to join the Players Club.
