Two Things to Consider When Requesting Changes from Your Builder

One of the advantages of building a new home is that it lets you customize it according to your needs and preference. It allows you to incorporate features so that your sweet home becomes an extension of your personality. However, if you are at it for the first time, you may find the process overwhelming. And this is where new home builders can come to your help, especially if you live in a place like Tampa Bay where securing a residential plot is an achievement in itself. Building a home is a long process, and it's your builder who can translate your dream into a reality. But that does not mean that you have to accept your developer's package as it is. There is an immense scope for further customization that should not be necessarily restricted to the choice of the cabinet or flooring materials. You can even have your say on the structural matters like adding space for a home-office or carving out an open kitchen. In fact, there can be endless options of customization that you can request your builder for. So, how should you deal with your builder? Here are a couple of issues you should consider first:]

TAMPA BAY NEW HOME BUILDERS

Set Your Expectations Right

In the construction industry, the reputable builders have a lot of model homes to showcase. These units give their clients an idea about their style and capabilities. As a buyer, you get an idea of what your home might look like. The effort is entirely aimed at giving you a feel of how the proposed floorplan looks like in the actual setting. And it's easy to fall in love with the home that your builder shows you. Remember, the model represents the ideal— the best furnishing, the most expensive furniture, a gorgeous decor, the perfectly manicured lawn et al. The builder might have invested thousands of dollars on each piece to make the unit look attractive. Just remember that all these features are add-ons; their prices are not included in the price quoted by your builder. They will only deliver you a base unit which may look very different from what stole your heart atfirst sight. So, before signing the contract, ask your builder what is included in the price and what is not. Before you take any decision, just visualize how the unit would look like without that granite countertops and designer furniture.

Plan Controlled Modifications

If you feel that some structural adjustment will make the floor plan better, just ask for it. Make sure that your builder accommodates those upgrades before you sign the contract. Remember, you cannot request a significant shift in the floor plan. All reputable construction companies have a set design for a particular project. The designs are the result of painstaking research. Builders are the experienced professionals who know exactly what type of floor plan is going to work for a given location. Therefore, it may not be possible for them to deviate much from the original plan. But it would not be difficult for them to make some minor changes to their original plans on clients' request. For example, you may ask your builder to make provision for a walk-in closet beside your bedroom or add an extra bathroom and things like that. However, you will have to let them know about your preferences at an early stage.  Otherwise, it will be difficult for the contractor to get the permit for these changes. Similarly, if you want any electrical or plumbing corrections, place your request in time. It won't be possible to make those changes after the construction is complete.

Securing a parcel of land in a world-famous tourist destination like Tampa Bay is no less exciting than winning a jackpot. Make the most of it by building your home just the way you've always desired. An experienced and competent contractor can make your dream come true. So, always hire a company that you can trust. Select from among Tampa Bay area's most reputable new home builders to translate your dream into reality. The same rule holds true for all other cities across the US.
