In any given household, buying land, property, a house or commercial property is one of the most important decisions one would ever take in a lifetime, unless we are taking about real estate property developers who make this a matter of their daily activity. So, more often than not, it is ordinary folks like you and I, who delve into the intricacies of buying or leasing property and it might help to know how to purchase the land or property that you desire.

Where do You look to buy property from?

India is swarming right now, with untold number of self-employed individuals who call themselves real-estate agents/brokers or consultants. Most of the market is still unorganized and you would do well if you stepped in with caution. If you go with established developers and consultants, you might have to pay a hefty premium for their services but then, you don't have to worry about a shady deal, an incomplete transactions or fraud. You could even do a lot of shopping online what with a lot of websites that help you find some great deals.

Do you need to Register Property?

The document changes, the act of handing over the property to someone else or any such activity that is commercial in nature has to be registered with the Authority concerned, to ensure that the activity is duly noted and stored in the database, held in the records and also confirm the transaction in your name. This is done to legally confirm your ownership and also to prevent any untoward ownership issues later. Different states in India have their own laws pertaining to this and you would do go to find out about these laws and regulations regarding the state you are dealing with.

How do you do it?

Some states in India have enabled e-governance and hence made it very easy to register your property or land. You would either have to go to your regional land/property registration bureau or download the application forms from their respective websites and submit them with required documentation, if required. These systems have streamlined the application processes and have successfully eliminated the need for pesky middlemen who would bilk you with their premium - priced-shoddy services.
