Get the Electrical Certificates for Landlords in London

Every landlord in London needs to acquire an electrical certificate to assure their tenants and the general public that their apartment is safe for occupation. Since even well-made electrical installations can malfunction over time, landlords are recommended to conduct a full electrical inspection and testing every 3 to 5 years. Such inspections will help them detect any electrical faults and solve them right away before they cause any harm. Regular inspections can also prevent further damage and costly work in the future. Ultimately, having an electrical certificate demonstrates that the landlord is complying with the law.

The type of certification or report that a landlord gets upon inspection depends on the kinds of procedures the electrician carries out, which can be any of the following:

Electrical Installation Condition Report

This Electrical Installation condition report comes in two types: visual and periodic. The visual report does not include testing and is often done after an installation. On the other hand, the periodic report includes both inspection and testing and is meant to find hidden damages or electrical faults.

EICR Certificates or Electrical Installation Certificate

Landlords receive this certificate after the completion of electrical installation. The details of all the types of works, problems, including the date of the next inspection, are listed here. The name of the electrician or company that designed, installed and tested are stated, too.

PAT Testing

Every appliance should be tested to ensure that they are safe to be plugged into an electrical outlet. PAT Testing includes all ovens, hand dryers, DVD players, garden tools, and appliance used for domestic, industrial, as well as commercial properties. While a PAT Testing is not yet a requirement, landlords who supply these appliances to their tenants should consider getting it.

Fire Alarm Testing

This test is in compliance with BS5939. A fire alarm engineer checks if the fire alarm panel is in good working condition and looks for any faulty warnings.

Emergency Light Testing

This type of test measures the health and safety of the emergency lighting system, making sure that they will work during a power loss or fire.
