Where can I get a really cheap conveyancing deal?

It’s the same as most things today, if you want something you can shop around using your feet, the telephone or the Internet. To be honest it’s not that practical to go door knocking with solicitors as it’s unlikely that they’ll publish a list of fees and you might end up getting pressure-sold into signing up with one if they insist you should speak with somebody from the practice. Neither is it likely to practical to ring around for quotes as again they are unlikely to be able to give you a quotation instantly.

Your quotation will be based not just on the fees that will be charged for the solicitor or conveyancers time and expertise but also for the additional items that you must pay for. If you are in purchase transaction then you will be expected to have to pay for searches to Local Government, Land Registry and others such as a water or mining search. In addition, solicitors charge for everything they can so recharged items such as stamps and money transfer fees will be recharged to you.
 
Certain extra charges will be applicable such as filing fees for filing papers of registration or transfer with HM Land Registry and Stamp Duty if applicable, on purchases only, will also be payable. All of these items will be managed by the solicitor and you will settle your account with the conveyancing solicitor when the completion work is finished. The conveyancer will also settle any invoices raised by the estate agent for commissions due.

So in order to get a good cheap conveyancing deal you really need to try the Internet to get a good price. Many sites just ask you to enter the postcode and the sale or purchase price of the property and a quote will be issued. If you like the quote you can also instruct the solicitor online.

You’ll also see some firms offering conveyancing for as low as £99. You can largely ignore these offers as they will almost certainly not be disclosing all of the mandatory fees and extra charges that need to be included in a total quotation. They just quote the stripped back cost to win your business and attract your attention.

You’ll also find that some solicitors may have created the same service under a different brand and is advertising this service under that brand name. For example, Harrop King and Lowe solicitors could be promoting a cheaper service product under a website and brandname of HKL Conveyancing or Speedy Conveyancing in addition to operating their usual services at non-discounted prices. So if you would prefer to use a local solicitor it is always worthwhile checking that they are not also operating a low cost service through another website too.

Lastly, if you are both buying and selling a property then you should be able to negotiate a small discount based upon the fact that you are paying two sets of fees over to your solicitor.

You could also use a licensed solicitor instead as they do tend to cost a little less than a firm of solicitors.
