What is an Energy Performance Certificate?

An energy performance certificate is also know as an EPC. It became effective in Scotland from the 1st December 2008. It is a requirement that all domestic properties which are built, sold or rented after 1st December 2008 have an EPC in place. In Scotland, the EPC must be displayed somewhere in the property such as next to the boiler. 

According to the government website an EPC contains:

  • information about a property’s energy use and typical energy costs
  • recommendations about how to reduce energy use and save money

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

An EPC is part of the Home Report which provides information about the condition and value of the property.

What is a Home Report in Scotland?

A Home Report consists of three parts and an EPC is one of those three parts, the other two being a Property Questionnaire and a Single Survey.

There are lots of resources available about EPCs for property sellers and buyers including the Government website and the EPC register.
