Finding the right agent requires balancing the credentials and chemistry. You want to choose someone you like - however, the next six months may work together. But your agent must be able to protect your financial interests.

"You want a trustworthy person you can count on," says Ryan Fitzpatrick, director of sales at CORE, a real estate company in New York. He adds that the good worker, will listen carefully to your priorities and will not waste time on properties that do not fit the bill.

Do not just call the first agent you'll see on the grass. Ask friends and family for references (and verification!). Interview with at least three agents to find one that has the expertise, skill and personality that matches your needs.

Most experts recommend five years or more of experience, which does not mean that someone with less work cannot do a good job. Sometimes, little experience means a smaller customer base, which translates into more interest for you. Make sure that the agent is licensed by the state and performs the full-time job. About half agents are assigned to all brokers, which mean they belong to the National Association of Realtors in Oakland and agree to abide by the strict ethics code of NAR.

Real estate is a local game, and to win, you need someone playing in areas you are looking to buy. Their role will not be limited to market trends; they will know about local schools, times of movement and red flags under the radar, such as the solid waste transfer station proposed to neighbors.

Inquire about what is current in the market in your price range; they should be able to provoke some characteristics. Ask about the list of homes you have dealt with in your targeted area, which includes not only what was sold for the house, but also the price initially listed.
