The sprawling rivers, small lakes and streams and the huge oceans have made waterfront homes the most popular choice to live in.  A quiet sunset or boating with your kids, you can do pretty much everything you wish, right in front of your home. Undoubtedly, there are many buyers who look to purchase a waterfront home. A higher price tag on the waterfront home is no big surprise. This is just a minute part of what can restrain you from buying a waterfront house. There are a lot more mistakes that can occur when buying a waterfront property.

Why are you buying a waterfront home?

· There may be a myriad of reasons for your purchase but the important thing is to consider what makes sense and what does not. The first consideration should obviously be whether or not you are going to benefit from the water. If it makes no difference to you, it is definitely a huge waste to pay a premium price for the house.
 
· The second consideration is just an elaboration of the first point. Do you truly see yourself enjoying by the water and desiring a waterfront lifestyle? Are you a social person who likes to spend time with friends and family and take advantage of the spectacular views? If it is a YES, you are good to go ahead otherwise the house will only fall heavily on your pockets with no value whatsoever.
 
What should you consider before buying a waterfront home?

1. Bulkhead inspection
Bulkhead separates the house and the water. Check whether you have to build the bulkhead or if there is any repair work to be done. If either of the cases is an option for the house of your choice, ensure to hire the best bulkhead specialist. For this you once again need to have an idea of the repairing or building cost in that area.
 
2. The house is strong enough to withstand the water
The houses by water are twice as much in pressure as compared to a regular home. These houses have to be robust. The ones by rivers, lakes and ponds still bear fewer abuses. The ones by the ocean have to stay safe from the salt as it causes oxidation and massive rust.
Keep an eye for the houses with stainless steel outside the house. For instance, the gate and the grills are easily rusted.

It is also of utmost importance that the house is able to withstand harsh weather conditions like storms. For this, shutters and homes with stronger and taller foundations are a necessity.
 
3. Improvements in the property
Being able to use the property recreationally is a part of the property appeal. Prior knowledge about cities that allow these should be first done. It is a good idea to check with the city for the approval of building a pool or a tennis court. You might be out of luck if the waterfront home needs a new dock but the water isn’t deep enough. Also make sure that trees and bushes can be removed for a better view.
 
4. Talk with the neighbours
Consider the opinion of people who have already lived on the waterfront property. They can give you a better understanding of the problems related with living in such a house.
 
5. Permits
A dock in the property does not necessarily mean that it is permitted. Before making the purchase, you have to ensure that it is permitted legally.
