What You Should Check When Buying a Flat in Noida?

Real estate developers are now involving renowned architects and designers keeping in view all the aspects of buyers’ requirements and giving due consideration to the site, climate, character and style. However, when you are buying a flat, whether it is a studio apartment in Noida or a 2/3 BHK flat in some other region of NCR, you should keep in view the basic principles of planning such as aspect, roominess, privacy, ventilation and lighting.

Composition of the room

A flat should have natural light and wind and should be offering an expansive view of outside. The kitchen should have in east, so that it can get morning sunlight and the air and would remain cool in the later part of the day. The living room should have a southern or southern-east aspect. In winter, the living room would receive the sunlight as the sun stays towards the south and in the summer the living would not get the sunlight because the sun would be on the northern side. Bedrooms should have a west or south-west aspect. Bedrooms would get the breeze required particularly in summer. Storerooms may be provided in the south side because there will be no sun from the south side most of the year. Reading rooms should be in the north because it needs light all through the day.

Space planning

Space planning will depend on the size and shape of the rooms. For example, a square room looks smaller than the rectangular room of the same area. Usually, the better proportion of the length to breadth is 1.2 to 1.5: 1. A room, having its length twice the width, would give a tunnel-like feeling and that is not good. The room size should not give you a feeling of being congested.

Ventilation

While buying an apartment, you must check how ventilated the room is. Adequate sunlight and fresh air are necessary for a house. Ventilation maintains the quantity of air inside the building at a certain level. It removes toxic gases, bacteria and smoke from inside the room. Natural ventilation is always better than mechanical ventilation through AC or fans.

Illumination

Your house should have good lighting. It helps in creating a pleasing atmosphere in different parts of the building. When illumination is sufficient, you will spend less on electricity.

Grouping of rooms

When buying a flat, you should also check the grouping of the rooms. The dining room should be close to the kitchen, but the kitchen should stay separate from the living room. Bedrooms should be placed in such a way that there is independent access towards the sanitary units. Again, it may all depend on the design layout.

Privacy

Proper groupings of all rooms around passages and corridors are important. The proper disposition of doors and the way in which their shutters are hung are important factors in securing privacy. Locating the doors at the center of a short wall of a room disturbs privacy.

Regularity and symmetry provide elegance to a flat. Some people also prefer irregularity in the layout.  Besides the above elements, sanitation and furniture layout deserve due consideration.
