If you are living in a strata apartment or lot in NSW and are planning to renovate your residing place then as an owner it is essential for you to understand the strata renovation regulations. As an owner of a strata apartment, you are limited by a number of issues including the strata building laws and many other technicalities for renewal work. Renovation is a costly affair so it is imperative for you to make sure that you are entitled to renovate the space by the strata renovations laws so that it will not become a matter of stress and annoyance in the future.

  • As a residence of strata apartments, you need to get approval from the owners’ corporation through the strata committee for remodeling work. However, you are free to proceed with the general cosmetic work that is defined in the section of strata schemes management act. You do not require owners’ corporation approval for the renovation works that are listed in the section. You are free to carry out a renovation project with the help of a professional and licensed remodel contractor for your property.
  • You are entitled to the renovation work of your flat without any approval if you want to install and replace the hooks and screws to hang the paintings and other pictures on the wall. You can also go for painting work and can install or replace the handrails. For the decoration of your strata property, you can lay the carpets on the floors and can also fill the minor cracks and holes in the internal walls of your apartment. You can also install or replace the built-in wardrobes and can also change the internal curtains to give new look to your residing place without seeking approval from the strata committee or owners’ corporation.
  • Before starting the work for strata renovations, as an owner, you must ensure that the work will be executed in a proper manner and it will not cause damage to any part of the common property. You should carry out the cosmetic work for your living space by getting the list of permitted renovations from the strata manager. As an owner of the lot under the strata scheme, you are also entitled to execute the renovation work for minor changes to the common property with approval from the strata committee. Without getting approval you cannot begin with the work as it is not legally permitted.
  • Under the section 110 of strata scheme management act, you can begin with the minor renovations for your kitchen, you can install or replace the wood and other hard floors, you can install new wiring, cabling, and power points, and can also replace the light fittings. You must keep in mind that these modifications are subject to prior approval by the committee and you also need to get thorough information from the certified strata management company to ensure that the renovations are valid. By following the proper regulations you will not find any trouble during and after the remodeling task.
