3 Things to Remember When Buying a Waterfront Property

Living in a waterfront property is a dream for many people. After all, who doesn't want to wake up seeing a gorgeous view or enjoy the warm breeze along the shore? Little in life can give you these things. But, if you're planning to move to the Florida coast permanently, there are a few considerations to keep in mind.

Consider the Entire Property

During visits, too many people fall in love with the views without caring much about the property itself. Don't buy the house if you’re not really into it.

Others assume that you can simply make changes like constructing a second story or a dock to better appreciate the place. In reality, you may not be allowed to exceed a certain height or distance from the shoreline. Instead, it's best to look for a place that already suits your needs best.

Take Other Bills into Account

People know that when you buy a new house, you'll also be needing homeowner's insurance, but when it's waterfront real estate in Palm Beach, you may be required to buy other types. For instance, those living in Florida may have to get a flood policy or additional wind coverage. And, if it's in a rural area, you may have to pay to bring utility services like electricity, clean water, cable or internet to the property.

A common requirement for a waterfront home is flood insurance. This will protect you in case the water from the ocean damages your property. Water is nice to look at from the comfort of your porch. It's not as enjoyable when it starts to pour in your backyard or flood your living room.

Check the Bulkhead

Many properties by the shore are protected by a bulkhead. It's a wall, often made out of stone and rocks that serve as a house's barrier from the water. So, you need to check if it's in good condition. If it looks worn out, it may need some repairs.

Its care might fall into your hands, but it depends on what community the property's in. Maintaining this can get a little pricey. If you don't want this responsibility, look for areas that require the homeowners association to do so.

A gorgeous waterfront property in Palm Beach can be your haven away from the busyness of the city. Buying a house by the shore can be the biggest investment you can make. But, don't make any decisions without making sure that it'll be worth it.
