Growing Flat Culture in Kerala

 Cities in Kerala are growing at a phenomenal rate. There is development everywhere, especially after the introduction of the InfoPark, SEZ and SmartCity projects. The infrastructure has improved, and state’s real estate giants, especially builders in Kochi are capitalising on the renewed need for housing in the expanding cities and towns.  

 There are numerous advantages of living in flats as opposed to living in an individual house unless the latter belongs inside a gated community. Let’s explore what is making the flat culture a new trend in Kerala.

Security

Flats are part of gated communities and have an excellent security system in place. Security guards are present at the main gate, and on side entrances, around the clock. Visitors need to identify themselves before they can enter the complex. The resident concerned is contacted via phone to authorise the entry of an outsider.

 Apart from that, security staff is also present in the podium area, to keep a check on intruders and maintain safety. The security system is beefed up at night when residents are most vulnerable. Additionally, CCTV cameras are installed at vantage points, to track any suspicious activity. Security staff take special precautions when allowing vendors into the housing complex. All these steps heighten the security available to residents. These facilities are not available in individual properties.

 Community Living

Since hundreds of people live within a gated community, there is a strong sense of camaraderie between the residents. People from different cultures, regions, religions and professions reside together, and that makes the community vibrant.

 Residents get together to celebrate festivals and to mark special occasions. The office-bearers of the association organise cultural programmes and activities for the young and the old. There is a sense of oneness, of belonging, and this strengthens the bond between the residents.

 Amenities

Swimming pools, a dedicated children’s play area for young kids, sports facilities such as tennis and basketball, clubhouse, gym and a grocery store etc. are located within the complex. The presence of these features does away the need of becoming a member of a club. Family functions, such as birthday parties can be celebrated in the party hall available in the clubhouse. These spaces are hired out for a nominal charge.

 Landscaped green spaces with benches, where residents can sit in the evening. Extracurricular activities such as karate coaching and maybe keyboard lessons are conducted by professionals. Parents can enrol their children in these activities for a fee.

 Garbage collection and cleanliness within the housing society are looked after by the association. Plumbers, electricians and carpenters, etc.are just a phone call away. And these are trusted, and reliable workers, whose credentials are verified before the association hires them. In short, the housing complexes are self-contained and safe zones, for comfortable living.

 Rise of hyper cities

Kerala and other parts of the country are witnessing the rise of hyper cities. These locations generally do not fall within the city limits. They are built in the suburbs abutting major cities. However, they are developing at a lightning pace, and are self-sufficient. 

 Hyper cities have an excellent infrastructure available in a small compact space. Schools, colleges and hospitals, shopping and entertainment centres and even the place of work are all within a few kilometres of the resident complexes. People residing in hyper cities do not need to travel to cities, for their everyday needs.

 Another selling point that makes hyper cities a dream location is that they aren’t as congested and polluted as the bigger cities. You can travel to work without getting caught in rush hour traffic. 

 Major cities

Kochi, Ernakulam, Trivandrum, Thrissur and Kozhikode, etc., are already part of the vertical growth. Big builders and developers, like the famed Skyline Builders, have ongoing projects in these cities. Rising suburban trends like Palakkad

Builders are now focusing on suburban areas, places such as Palakkad and Vaniyamkulam, for instance. Palakkad is among the fast-developing suburbs, which is seeing an increase in home buyers. It is well-connected to Thrissur via NH 544. The small town has got a facelift and property buyers view it as one of the prime locations for making an investment. A couple of years down the line and the investment will fetch handsome returns.

 Palakkad’s growth is visible – the suburban area has seen a significant transformation in the last few years. And every possible amenity that city dwellers seek is available here. The quaint suburb is now home to the best schools and colleges top coaching centres. It has banks and places of worship and shopping and recreation zones, making it ideal for living. 

Though one can find houses for sale in Palakkad, and in other suburban areas, the biggest challenge encountering by the builders and developers is the limited availability of space. Kerala, as it is suffering from a space constraint, so the cities and towns have begun growing vertically. There is a growing trend of buyers investing in flats, in high-rise buildings. The days of bungalows and private houses are all but over. The ever-increasing flat culture in Kerala is here to stay, and for a good reason.
